Is your condo heat pump not cooling?

A unit running without producing cold air may have an airflow, control, refrigeration or water-side problem. In some buildings the issue is inside the suite. In others, the building loop or central mechanical system is contributing to it.

Water-source, geothermal, or air-source?

The systems share the term "heat pump," but installation requirements, diagnostics and replacement options can be very different. A water-source unit in a Vancouver high-rise shouldn't be assessed like a ductless outdoor mini-split.

  • Is a water-source heat pump the same as geothermal?

    Not always. A geothermal heat pump is a water-source system connected to the earth or groundwater. A condo unit may instead connect to a boiler and cooling-tower loop or another building energy system.

  • Does every Vancouver condo have a water-source heat pump?

    No. Vancouver condos may use water-source heat pumps, fan coils, hydronic heating, electric systems, air-source heat pumps, district energy or other configurations.

Not every older unit needs replacing.

Our role isn't to push every customer toward new equipment. We explain what can be repaired, what it will accomplish, and when replacement offers a more reliable long-term result. Many of the strongest opportunities involve water-source units in buildings 10–20 years old.

Yes. We diagnose and service in-suite heat pumps, including water-source equipment connected to shared building loops. We first confirm the system type, then determine whether the problem appears to be inside the suite or related to the building system.

Possible causes include restricted airflow, a dirty filter, thermostat or control problems, refrigerant loss, a failing compressor, low water flow, or unsuitable building-loop temperatures. Testing is needed before the cause can be confirmed.

Water-source units are usually inside the suite, often above a ceiling or inside a mechanical closet, with water connections rather than an outdoor condenser dedicated to the suite. A model number and equipment photos can help confirm the type.

Responsibility depends on the strata plan, bylaws, equipment ownership and whether the issue involves the suite unit or common building system. Review your documents or speak with the property manager before authorizing alterations.

A like-for-like replacement entirely within a strata lot may be treated differently from work affecting common property, water connections, or electrical infrastructure. Get written direction from your strata or property manager before work that may affect those areas.

Consider replacement when major components fail, repairs become frequent, parts support is weak, performance problems persist, or a major repair cost is difficult to justify relative to a supported replacement unit.
