Vancouver buildings use many different heating and cooling systems. The unit a condo owner calls an "air conditioner" may actually be an in-suite water-source heat pump connected to a shared building loop. We work with the complete system relationship — not only the equipment inside the suite.

Is your condo heat pump not cooling?
A unit running without producing cold air may have an airflow, control, refrigeration or water-side problem. In some buildings the issue is inside the suite. In others, the building loop or central mechanical system is contributing to it.

The right diagnosis answers two questions: what has failed, and is the issue limited to the in-suite unit or is the building system involved? We test before recommending major work — restoring reliable heating and cooling where a reasonable repair exists, and explaining replacement clearly when continued repairs no longer make sense.
Water-source, geothermal, or air-source?
The systems share the term "heat pump," but installation requirements, diagnostics and replacement options can be very different. A water-source unit in a Vancouver high-rise shouldn't be assessed like a ductless outdoor mini-split.
Water-source heat pump
Exchanges heat with water circulating through a loop. Often found inside condo suites, commercial units and multi-zone buildings, supported by a boiler and cooling tower, district-energy connection, geothermal field, or another centralized system.
Geothermal / ground-source
A type of water-source heat pump that exchanges energy with the ground or groundwater. May use vertical boreholes, horizontal loops, water wells, pond loops or other properly designed configurations.
Air-source heat pump
Exchanges heat with outdoor air, normally through an outdoor unit. Common in detached homes, townhomes and properties with ducted or ductless equipment.
- Is a water-source heat pump the same as geothermal?
Not always. A geothermal heat pump is a water-source system connected to the earth or groundwater. A condo unit may instead connect to a boiler and cooling-tower loop or another building energy system.
- Does every Vancouver condo have a water-source heat pump?
No. Vancouver condos may use water-source heat pumps, fan coils, hydronic heating, electric systems, air-source heat pumps, district energy or other configurations.
Not every older unit needs replacing.
Our role isn't to push every customer toward new equipment. We explain what can be repaired, what it will accomplish, and when replacement offers a more reliable long-term result. Many of the strongest opportunities involve water-source units in buildings 10–20 years old.
