01 -What we do in Burnaby

Specialized service for Burnaby buildings.

Burnaby buildings use many different heating and cooling systems. The unit a condo owner calls an "air conditioner" may actually be an in-suite water-source heat pump, a fan coil, or equipment connected to a shared building system. We work with the complete system relationship, not only the equipment inside the suite.

Direct answer

West Coast Geothermal diagnoses, services, repairs and replaces water-source and geothermal heat pump systems in Burnaby, including in-suite condo units, residential geothermal systems, commercial and institutional systems, and technical support for contractors who need a specialist. Our first step is to identify the system type and the real failure before recommending major work.

  • Symptom 01

    Not cooling or heating

Weak airflow, uneven temperatures, or a unit running without producing cold or warm air.

  • Symptom 02

    Leaks, noise or cycling

Water around the unit, vibration, short cycling, thermostat issues or noisy operation.

  • Symptom 03

    Aging equipment

Repeated repairs, limited parts availability, or an expensive quote you would like reviewed.

  • Project 04

    Building group pricing

Coordinated assessment or replacement for multiple interested owners in the same Burnaby building.

Not sure what you have?

Send the model number, serial number, building name and a few clear photos. We can often identify the likely system type and explain the appropriate next step. Ask a heat pump question →

02 -A common Burnaby problem

Is your Burnaby condo heat pump not cooling?

A unit running without cooling may have an airflow, control, refrigeration, drain or water-side problem. In some buildings the problem is inside the suite. In others, the shared loop or central mechanical conditions may be part of the issue.

Burnaby condo heat pump heating and cooling
Burnaby, BC - condo heat pump heating and cooling
  • A dirty or restricted air filter
  • Closed or blocked supply and return vents
  • Thermostat or control problems
  • A failing blower motor
  • A blocked drain or active condensate leak
  • Refrigerant loss or refrigeration failure
  • Restricted water flow
  • Building-loop temperatures outside the right operating range
Direct answer

The right diagnosis answers two questions: what has failed, and is the issue limited to the in-suite unit or connected to the building system? We test before recommending major work, then explain whether repair, monitoring or replacement is the most practical next step.

03 -Know your equipment

Water-source, geothermal, or air-source?

The systems share the term "heat pump," but diagnostics and replacement options can be very different. A water-source unit in a Burnaby high-rise should not be assessed like a ductless outdoor mini-split.

Water source heat pump
Water-source heat pump equipment
Our specialty

Water-source heat pump

Exchanges heat with water circulating through a loop. It may be found in condo suites, commercial units and multi-zone buildings, supported by a boiler and cooling tower, district-energy connection, geothermal field or another central system.

Commonly found in: condo and strata suites, mixed-use towers, commercial spaces
Also our specialty

Geothermal / ground-source

A type of water-source heat pump that exchanges energy with the ground or groundwater. It may use vertical boreholes, horizontal loops, wells or other engineered configurations.

Commonly found in: homes, institutional sites, commercial projects and documented geothermal developments
Not our main focus

Air-source heat pump

Exchanges heat with outdoor air, normally through an outdoor unit. Common in detached homes, townhomes and properties with ducted or ductless equipment.

Commonly found in: houses, townhomes, ductless retrofits
  • Is a water-source heat pump the same as geothermal?

Not always. A geothermal heat pump is a water-source system connected to the earth or groundwater. A condo unit may instead connect to a boiler and cooling-tower loop or another building energy system.

  • Does every Burnaby condo have a water-source heat pump?

No. Burnaby condos may use water-source heat pumps, fan coils, hydronic heating, electric systems, air-source heat pumps, district energy or other configurations. The equipment should be confirmed before any repair or replacement recommendation.

04 -Repair vs. replacement

Not every older unit needs replacing.

Our role is not to push every customer toward new equipment. We explain what can be repaired, what the repair is likely to accomplish, and when replacement offers a more reliable long-term result. Many strong replacement conversations involve units in buildings 10-20 years old.

Burnaby condo heat pump upgrade
Condo heat pump repair and replacement planning
A practical repair may be right when

Fix it.

  • The problem is isolated and repairable
  • Replacement parts remain available
  • The repair cost is reasonable for the unit's condition
  • The system remains compatible with the building loop
  • There is no pattern of repeated major failure
Replacement deserves consideration when

Replace it.

  • A compressor or major component has failed
  • Repairs are becoming frequent
  • Critical parts are hard to source
  • The repair quote is high compared with replacement
  • Multiple owners in the same building have similar aging equipment
Already have a costly quote?

A second opinion can confirm whether the diagnosis is complete, whether the repair is reasonable, whether building coordination is required, and what replacement path should be compared. Request a second opinion →

05 -Why local knowledge matters

Burnaby's town centres need specialized service.

Burnaby is organized around Metrotown, Brentwood, Lougheed and Edmonds, with dense housing, mixed-use towers, business centres and new thermal infrastructure planning. That makes strata coordination and system identification especially important.

  • Town centres

    Metrotown, Brentwood, Lougheed and Edmonds.

Burnaby's major centres include towers, walk-ups, townhouses, retail, office space and transit-oriented growth.

  • Density

    Large strata communities.

Many owners live in buildings where access, scheduling, elevator bookings and property manager requirements are part of the work.

  • Energy

    District-energy planning.

Burnaby's district energy planning reinforces the need for contractors who understand hydronic and low-carbon thermal systems.

  • Geothermal

    Burnaby Mountain examples.

Public UniverCity materials identify geothermal or geo-thermal systems at The Cornerstone and The Hub.

  • Strata

    Bylaws, access and responsibility.

A heat pump problem may require owner approval, strata direction, building access and clarity about suite vs. common-property responsibility.

  • Scale

    Shared aging equipment.

When many units in a building are the same age, coordinated repair or replacement planning may reduce friction for owners.

09 -Why West Coast Geothermal

Specialists, not generalists.

West Coast Geothermal was built around systems that many general HVAC providers do not specialize in: geothermal, hydronic and water-source heat pump systems. That matters when a Burnaby building has shared mechanical infrastructure, an aging in-suite unit, or a repair quote that needs a second look.

    Water-source is a core practice.

We work with equipment and building conditions that often need more than a standard residential HVAC approach.

  • 02 - Advisory

If repair is the practical choice, we say so. If replacement deserves comparison, we explain why.

  • 03 - Strata

11 -Frequently asked

Burnaby heat pump questions.

If yours is not here, call us or send a few photos. We are happy to talk through your specific situation first.

Yes. We help Burnaby condo and strata owners with heat pump diagnostics, repair advice, health checks, second opinions and replacement planning, especially for geothermal, hydronic and water-source heat pump systems.

A water-source heat pump transfers heat through a shared water loop or hydronic system. Many condo and commercial buildings use this kind of system because individual suites or zones can receive heating and cooling while the building manages shared mechanical infrastructure.

It depends on your strata bylaws, building documents and equipment setup. In many strata buildings, the in-suite unit may be owner responsibility while shared systems are strata responsibility. Confirm your documents or property manager direction before major work.

It depends on age, condition, fault, parts availability, repair cost and building requirements. If the unit is 10-20 years old and the repair quote is high, compare repair and replacement before deciding.

Yes. A second opinion is useful when a quote is expensive, unclear or based on a quick diagnosis. We can help you understand what is included, what may be missing and whether repair or replacement should be compared.

Group pricing may be available when multiple owners in the same Burnaby building are interested in replacing aging in-suite heat pumps. The whole building does not need to participate.

Yes. We can support property managers with scope notes, insurance documentation, access planning, elevator bookings, scheduling and owner communication when needed.

Yes. West Coast Geothermal works with geothermal and water-source heat pump systems. Burnaby also has documented geothermal examples at UniverCity on Burnaby Mountain, including The Cornerstone and The Hub.

No. District energy usually supplies thermal energy from a central or neighbourhood system to multiple buildings. A water-source heat pump uses a water loop to transfer heat at the suite, zone or building level. They are different systems, but both require hydronic and thermal-system understanding.

Send your building name, suite or property type, system symptoms, heat pump brand if known, approximate age, photos of error codes or labels, and any existing quote or report.
